Is the proposed development of the Sand Trace property a leap of zoning? To change a property parcel from Zoning X to Y?
Or is it another leap of faith in our town leaders? The promise of specific outcomes? Or the lack of depth of transparency for all of the issues and unintended consequences that could occur if an issue is moved forward?

It depicts what will happen when the current zoning is ignored. To the extent of what the Sand Trace developer and Town have proposed.
The green on the left (top down) illustrates number of homes, people, and cars you would likely experience if you built in compliance with the R-80 current zoning (1 home per 2 acres).
The right side illustrates what the neighborhood will experience for the homes, people and cars which are expected (in black).
Look at the difference between the current neighborhood makeup (green).
The facts associated with the proposed development from the developer AND Town are clear. Town officials have been quoted “I see no reason to deny it.” (Observer, 11/7/18)
It is clear from the illustration that the number of cars, people and homes which will be embedded into our neighborhood by moving from the current R-80 zoning.
Remember, the Town said that Smithfield Crossing would not have any significant impact on traffic on Route 44.
